WHAT WE DO

Split & Package System Services

Complete repair, maintenance, and replacement for commercial split and packaged HVAC systems.

Compressor & Refrigerant Repair

Compressor replacement, refrigerant leak detection and repair, TXV and metering device service, and proper charge verification. We handle R-410A, R-22 systems, and all commercial refrigerants under EPA 608 compliance.

Condenser & Evaporator Coil Service

Coil cleaning, leak repair, and replacement. Dirty condenser coils on ground-level units collect debris, reduce efficiency, and shorten compressor life. Evaporator coil leaks cause gradual refrigerant loss and declining performance.

Blower Motor & Air Handler

Blower motor replacement, ECM motor diagnostics, belt drive service, bearing lubrication, and airflow verification. A weak blower motor means poor air distribution, hot and cold spots, and tenant complaints.

Heat Pump & Dual-Fuel Service

Heat pump reversing valve repair, defrost board service, auxiliary heat troubleshooting, and dual-fuel system optimization. Heat pumps are increasingly common in the Bay Area as businesses shift toward electrification.

Thermostat & Controls

Thermostat replacement and programming, control wiring diagnostics, zone damper service, and smart thermostat integration. Proper controls setup prevents short-cycling, reduces energy waste, and improves occupant comfort.

System Replacement

Complete system changeouts including condenser pad or wall bracket, line set, air handler or furnace, thermostat, and ductwork modifications. We size systems properly using Manual J calculations — oversized systems waste energy and create humidity problems.

Commercial Split & Package Systems: What to Know

Commercial split systems and packaged units are the most common HVAC configuration for small to mid-size commercial spaces. A split system has a condenser outside and an air handler or furnace inside, connected by refrigerant lines. A packaged unit combines both components in a single cabinet, usually on the ground or rooftop. Both types serve the same purpose but have different maintenance and repair considerations.

Split systems are found in offices, medical practices, retail stores, and restaurants where the outdoor condenser sits on a pad next to the building. Packaged units are common in strip malls and standalone commercial buildings. Both work well for spaces under 5,000 square feet — for larger spaces, rooftop units or VRF systems are usually more appropriate.

Common Problems We See

Refrigerant leaks (especially at indoor coil connections and service valves), compressor failures on units over 10 years old, condenser fan motor burnout from debris accumulation, blower motor failures, contactor and capacitor wear, and thermostat misconfiguration causing short-cycling. In the Bay Area, ground-level condensers are particularly prone to debris buildup from landscaping and foot traffic.

FAQ

Split & Package System Questions

Commercial split system repairs typically cost $200 to $2,500. Capacitor or contactor replacement runs $200–$400. Blower motor replacement is $400–$800. Compressor replacement ranges from $1,500–$2,500. We provide a clear quote after diagnosis — no surprises.
A split system has two separate components — an outdoor condenser and an indoor air handler or furnace — connected by refrigerant lines. A packaged unit combines everything in one cabinet, usually installed on the ground or rooftop. Split systems offer more flexibility in placement; packaged units are simpler to install and maintain. Both provide the same heating and cooling functionality.
If the repair cost exceeds 50% of a new system and the unit is over 12–15 years old, replacement is usually better. Also consider refrigerant type — R-22 units are increasingly expensive to maintain because the refrigerant is no longer manufactured. New systems offer 30–50% better energy efficiency and come with manufacturer warranties.
Commercial split systems typically last 15–20 years with proper maintenance. The outdoor condenser is usually the first component to need replacement. Regular filter changes, coil cleaning, and refrigerant checks extend system life significantly. Learn about maintenance plans.
