Filter Changes & Coil Cleaning

Dirty filters restrict airflow and force the system to work harder. Dirty coils reduce heat transfer efficiency. We replace filters, clean evaporator and condenser coils, and clear drain pans on every visit.

Refrigerant & Pressure Checks

Suction pressure, discharge pressure, superheat, and subcooling measurements compared against manufacturer specs. Low refrigerant means reduced capacity and higher energy bills — we catch slow leaks before they become expensive problems.

Electrical & Safety Testing

Amp draws on compressors and motors compared to rated values. Contactor, capacitor, and relay inspection. Wiring connection tightness. Safety control verification. Loose connections cause intermittent failures and fire hazards.

Belt & Motor Inspection

Belt tension and wear assessment, motor bearing condition, sheave alignment, and blower wheel inspection. Belts stretch and crack over time — a broken belt means zero airflow and a building full of complaints.

Economizer & Controls Check

Economizer damper operation, sensor calibration, thermostat verification, and control sequence testing. A stuck economizer can dump hot outdoor air into your building without anyone knowing — until the energy bill arrives.

Documented Service Report

Maintenance plan pricing depends on equipment type, quantity, and service frequency. A single rooftop unit on quarterly service starts around $200–$400 per visit. Multi-unit buildings are discounted. Contact us for a custom quote.
We recommend quarterly service for most commercial HVAC equipment. At minimum, twice per year — before cooling season and before heating season. High-use environments like restaurants may benefit from bi-monthly filter changes between full service visits.
Maintenance visits cover all inspection, cleaning, measurement, and filter changes. If we discover something that needs repair — a worn belt, a failing capacitor, a developing leak — we quote it separately and can often complete it during the same visit. Plan members get priority scheduling for all repairs.
