Emergency RTU Repair

Rooftop Unit Repair: What to Expect

Rooftop units handle heating, cooling, and ventilation for most commercial buildings in the Bay Area. From small 2-ton units on strip mall restaurants to 25-ton units serving large retail spaces, RTUs are the most common commercial HVAC system we service. When they fail, the entire building is affected — employees cannot work, customers leave, and tenants complain.

RTU failures tend to happen at the worst possible times. The compressor locks out on the hottest day in August. The ignitor fails on the coldest morning in January. The economizer sticks open and dumps 95°F outside air into the building. These are situations where same-day response is not a luxury — it is a business necessity.

Compressor failures (locked rotor, grounded windings, low oil), refrigerant leaks at service valves and coil joints, economizer malfunctions (stuck dampers, failed actuators, bad sensors), gas ignition failures (cracked ignitors, dirty flame sensors, failed gas valves), belt and blower motor issues, control board failures, and thermostat communication problems.

When to Replace vs. Repair

RTUs typically last 15–20 years. If your unit is over 15 years old, uses R-22 refrigerant (phased out), or needs a compressor replacement costing more than 50% of a new unit, replacement is usually the better investment. New units are 30–50% more energy-efficient and come with full manufacturer warranties. We provide honest assessments.

Commercial rooftop units typically last 15–20 years with proper maintenance. Higher-quality brands and units in milder climates (like the Bay Area) can last longer. RTU replacement costs depend on tonnage and complexity. A 5-ton unit replacement typically runs $6,000–$12,000 including equipment, crane, and installation. Larger units (10–25 ton) range from $12,000–$35,000+. Curb adapters, electrical upgrades, and ductwork modifications can add to the cost. We provide detailed proposals with all costs itemized.
R-22 has been phased out and is no longer manufactured. Remaining supplies are limited and expensive — often $100–$200 per pound. If your R-22 unit has a leak, the cost to recharge can exceed the value of the repair. We recommend planning a replacement to a modern R-410A unit, which is more efficient and uses readily available refrigerant. We can help you budget and plan the transition.
We recommend quarterly maintenance for most commercial RTUs. At minimum, service should happen twice a year — once before cooling season and once before heating season.
