Rooftop Unit (RTU)
Repair, Service & Replacement
Rooftop units are the workhorse of commercial HVAC — when they fail, your entire building loses comfort. Compressor failures, economizer malfunctions, gas heat problems, belt and motor breakdowns — we service RTUs from Carrier, Trane, Lennox, York, Daikin, and every other manufacturer across the Bay Area.
Rooftop Unit Services
Complete repair, maintenance, and replacement for commercial rooftop HVAC units of any size and brand.
Emergency RTU Repair
No cooling or heating in your building? We prioritize commercial HVAC emergencies with same-day response. Compressor lockouts, ignition failures, blown capacitors, tripped safeties — we arrive with a fully stocked truck and diagnose on-site.
Compressor & Refrigerant Service
Compressor replacement, refrigerant leak detection and repair, TXV service, and proper charge verification. We work with R-410A, R-22 (phase-out systems), R-407C, and all commercial refrigerants under EPA 608 regulations.
Economizer & Controls
Economizer repair and calibration, damper actuator replacement, enthalpy sensor service, and control board diagnostics. A malfunctioning economizer can increase energy costs by 20–30% — most buildings never know it is broken.
Gas Heat & Ignition
Gas valve replacement, ignitor service, flame sensor cleaning, heat exchanger inspection, and combustion analysis. We verify safe operation with CO testing and document readings for compliance records.
Belt, Motor & Blower Service
Belt replacement and tensioning, blower motor and bearing service, sheave alignment, and airflow verification. Worn belts are the most common cause of comfort complaints — they slip before they break, reducing airflow gradually.
RTU Replacement & Changeout
Complete rooftop unit replacement including crane service coordination, curb adapter fabrication, ductwork transitions, electrical and gas connections, thermostat integration, and startup commissioning. From 2-ton to 25-ton units.
Rooftop Unit Repair: What to Expect
Rooftop units handle heating, cooling, and ventilation for most commercial buildings in the Bay Area. From small 2-ton units on strip mall restaurants to 25-ton units serving large retail spaces, RTUs are the most common commercial HVAC system we service. When they fail, the entire building is affected — employees cannot work, customers leave, and tenants complain.
RTU failures tend to happen at the worst possible times. The compressor locks out on the hottest day in August. The ignitor fails on the coldest morning in January. The economizer sticks open and dumps 95°F outside air into the building. These are situations where same-day response is not a luxury — it is a business necessity.
Common RTU Problems We Fix
Compressor failures (locked rotor, grounded windings, low oil), refrigerant leaks at service valves and coil joints, economizer malfunctions (stuck dampers, failed actuators, bad sensors), gas ignition failures (cracked ignitors, dirty flame sensors, failed gas valves), belt and blower motor issues, control board failures, and thermostat communication problems.
RTU Brands We Service
Carrier, Trane, Lennox, York, Daikin, Rheem/Ruud, Bryant, Goodman/Amana, Bard, and all other commercial RTU manufacturers. We carry common parts for Carrier and Trane (the two most installed brands in the Bay Area) on our trucks.
When to Replace vs. Repair
RTUs typically last 15–20 years. If your unit is over 15 years old, uses R-22 refrigerant (phased out), or needs a compressor replacement costing more than 50% of a new unit, replacement is usually the better investment. New units are 30–50% more energy-efficient and come with full manufacturer warranties. We provide honest assessments.
