The Scope
Full Seasonal Inspection
Building management company contracts us for quarterly preventive maintenance on all rooftop packaged units. This visit: pre-summer inspection to ensure reliable cooling through the Bay Area’s hottest months.
- Multiple packaged RTUs on one rooftop
- Quarterly schedule — spring pre-summer check
- Full checklist: filters, belts, coils, refrigerant, controls
- Goal: zero unplanned downtime through summer
What We Found
Failing Contactor Caught
One unit had a contactor with visible pitting and intermittent contact — it would have failed within weeks under summer load. Caught before it caused a shutdown. Other units: standard filter and belt wear.
- Contactor pitted and arcing on one unit
- Filters at end of life on two units
- One belt showing early cracking
- Refrigerant pressures normal across all units
What We Did
Full Service + Contactor Swap
Replaced failing contactor, swapped all filters, replaced the cracking belt. Cleaned condenser coils on every unit. Full electrical and refrigerant check. Documented everything for building management.
- Replaced pitted contactor before failure
- Changed filters on all units
- Replaced cracking belt proactively
- Cleaned all condenser and evaporator coils
- Full documentation provided to management

Zero Unplanned Downtime
All units passed through summer with no emergency calls. The contactor we caught would have failed mid-July — a $150 replacement prevented a $2,000+ emergency visit and tenant complaints.
