Full Seasonal Inspection
Building management company contracts us for quarterly preventive maintenance on all rooftop packaged units. This visit: pre-summer inspection to ensure reliable cooling through the Bay Area’s hottest months.

What We Found
Failing Contactor Caught
One unit had a contactor with visible pitting and intermittent contact — it would have failed within weeks under summer load. Caught before it caused a shutdown. Other units: standard filter and belt wear.

What We Did
Full Service + Contactor Swap
Replaced failing contactor, swapped all filters, replaced the cracking belt. Cleaned condenser coils on every unit. Full electrical and refrigerant check. Documented everything for building management.
