WHAT WE DO

Chiller Services

Complete diagnostics, repair, maintenance, and replacement for commercial chillers of every type, size, and manufacturer.

Chiller Diagnostics & Troubleshooting

Complete system analysis including operating pressures, temperatures, amperage, superheat and subcooling measurements. We identify root causes — not just symptoms — using manufacturer diagnostic protocols and data logging for intermittent faults.

Compressor Repair & Replacement

Scroll, screw, and centrifugal compressor service including bearing replacement, motor rewind evaluation, oil analysis, and complete compressor changeouts. We match replacement compressors to existing system parameters for reliable performance.

Refrigerant Leak Detection & Recharge

Electronic leak detection, nitrogen pressure testing, UV dye tracing, and proper refrigerant recovery and recharge. Commercial chillers hold large refrigerant charges — even small leaks cause significant performance loss and environmental impact under EPA regulations.

Controls & Sensor Calibration

Chiller controller programming, sensor calibration (supply/return water temps, pressure transducers, flow switches), safety interlock verification, and BAS integration. Proper controls keep chillers running at peak efficiency and prevent nuisance shutdowns.

Cooling Tower Service

Cooling tower cleaning, fan motor and belt service, fill media replacement, water treatment coordination, and basin heater service. Water-cooled chillers depend on tower performance — a neglected tower reduces chiller capacity and increases energy consumption.

Chiller Replacement & Retrofit

Full chiller replacement including equipment selection, rigging and crane coordination, piping modifications, electrical upgrades, controls integration, and startup commissioning. We handle projects from 20-ton scroll chillers to 500+ ton centrifugal systems.

Chiller Types We Service

Air-Cooled Chillers

Air-cooled chillers reject heat directly to the outdoor air through condenser coils and fans. They are common in offices, retail spaces, small medical facilities, and light industrial buildings across Silicon Valley. Lower installation cost, no cooling tower required, but less efficient than water-cooled systems in hot weather. Typical capacity: 20–500 tons.

Water-Cooled Chillers

Water-cooled chillers use cooling towers to reject heat and are the standard for large buildings, hospitals, data centers, and manufacturing plants. Higher efficiency, longer lifespan (25–30 years), and better performance in hot conditions. Most large commercial properties in San Jose, Santa Clara, and the greater Bay Area rely on water-cooled chiller plants.

Scroll Compressor Chillers

Scroll chillers are widely used in smaller commercial applications (20–200 tons). Quiet operation, fewer moving parts, and lower maintenance costs make them popular for offices and retail. We service and replace scroll compressors from Carrier, Trane, York, and Daikin.

Screw Compressor Chillers

Screw chillers handle medium to large capacity requirements (100–800 tons). They offer excellent part-load efficiency and are common in manufacturing, large office complexes, and institutional buildings. Oil management and bearing wear are the most common service needs.

Centrifugal Chillers

Centrifugal chillers are the workhorses of large-scale cooling — hospitals, data centers, university campuses, and high-rise buildings. Capacities from 200 to 2,000+ tons. They require specialized service including impeller inspection, guide vane calibration, and variable frequency drive (VFD) maintenance.

Absorption Chillers

Absorption chillers use heat (steam, hot water, or natural gas) instead of electricity to drive the refrigeration cycle. They are found in cogeneration plants, district cooling systems, and facilities with waste heat sources. Service includes solution pump maintenance, purge unit service, and crystallization prevention.

Bay Area Chiller Expertise

Silicon Valley runs on chillers. Data centers across San Jose, Santa Clara, and Sunnyvale depend on chiller plants to keep servers cool around the clock. Hospitals in the region need uninterrupted cooling for operating rooms and patient care. Manufacturing facilities require process cooling within tight temperature tolerances. When a chiller fails in any of these environments, the cost of downtime is measured in thousands of dollars per hour.

We service chillers from Carrier, Trane, York, Daikin, McQuay, Smardt, and every other manufacturer operating in the Bay Area market. Our technicians carry EPA 608 Universal certification and are trained on both comfort cooling and process cooling applications.

Energy Efficiency & Title 24

California Title 24 energy standards are among the strictest in the country. Older chillers often operate at 0.8–1.2 kW/ton, while modern high-efficiency units achieve 0.5–0.6 kW/ton — a 30–50% reduction in energy consumption. With Bay Area electricity rates averaging $0.25–$0.35/kWh, upgrading an inefficient chiller can save $20,000–$100,000+ per year in energy costs alone.

All Brands, All Types

COMMON QUESTIONS

Chiller Service FAQ

Chiller repair costs vary widely by issue and equipment size. Sensor replacement and controls work typically runs $500–$2,000. Refrigerant leak repair and recharge ranges from $1,500–$5,000 depending on refrigerant type and charge size. Compressor replacement on scroll chillers is $3,000–$8,000, while screw or centrifugal compressor work can be $10,000–$50,000+. We provide detailed diagnostics and written estimates before any major repair.
Commercial chillers should be serviced quarterly at minimum — monthly for critical applications like data centers and hospitals. Annual service should include oil analysis, refrigerant analysis, vibration testing, tube cleaning (water-cooled), and condenser coil cleaning (air-cooled). Regular maintenance extends chiller life by 5–10 years and prevents the most expensive failures. Learn about maintenance plans.
Warning signs include: rising energy bills without load changes, frequent fault codes or shutdowns, inability to maintain setpoint temperatures, unusual noise or vibration, oil in the refrigerant, and increasing repair frequency. Chillers over 20 years old with major component failures (compressor, heat exchangers) are usually better replaced than repaired — modern units are 30–50% more efficient. We provide honest assessments with cost-benefit analysis for repair vs. replacement.
Yes. We service Carrier, Trane, York, Daikin, McQuay, Smardt, Multistack, and all other commercial chiller manufacturers. Our technicians are trained on scroll, screw, centrifugal, and absorption chiller technologies. We also service associated equipment including cooling towers, chilled water pumps, and building automation controls.
Air-cooled chillers sit outside and reject heat through fans blowing air over condenser coils — simpler, lower installation cost, no cooling tower needed. Water-cooled chillers reject heat via cooling towers and are more energy-efficient, especially in large buildings. In the Bay Area, water-cooled systems are standard for buildings over 50,000 sq ft, data centers, and hospitals. Air-cooled units are common for smaller offices and retail.
